What does “make me move” mean?
“Make me move” is a term the popular Zillow site uses for the price selected by homeowners who have not listed their property yet with a Realtor, also known as “For Sale by Owners”. The term basically refers to a sales price at which the homeowner would happily sell their home with no negotiating. For you ebay fans, i would loosely liken it to “buy it now”.
If you are thinking of selling your home and want to test the waters, this could be an easy way to get the ball rolling and test out the market. In fact, in some strong seller markets, homeowners may get a few nibbles, even real bites! However, if you are the one purchasing a home, I would definitely append with “caveat emptor” and the following questions:
- How did the homeowner determine the price?
- Has a home inspection been performed?
- Who will represent you in the purchase to prepare the contracts and federal disclosures?
- If you are going to be applying for a new loan, who will make up the difference if the property doesn’t appraise at the “make me move” price?
